UAH differentiates itself from other fee management firms that we have dealt with in the past. Our experience with UAH has been excellent. These are areas where UAH does much better than the rest: 1) Financial Reporting - The package is comprehensive and always comes out in a timely manner. 2) Support - UAH employs ample personnel at the corporate and regional level to properly manage the properties. 3) Footprint - Our properties that are 1,500 miles away receive the same attention as the properties that are 45 minutes away from the corporate office.

UAH represents a true "Bright Spot" in my tax credit project portfolio. Finding a conscientious property manager, with tax credit expertise, fiscal acumen, and one marshalling the owner's detailed concerns over the long-haul remains profoundly challenging, and something I nearly gave up locating-until I found UAH. After suffering through 3 prior property management firms on my Colorado 44 unit tax credit project, all leaving much to be desired, I stumbled on UAH's Midland, Texas affordable communities, introduced myself to them, and insisted on meeting the owner, Mr. Clark. UAH has since taken over all of my firm's projects in multiple states, but one, and as the expression goes: "I've not looked back since." Upon switching to UAH, within 90-120 days, my PUPA operating expenses finally came down to, or below, the schedule, occupancy greatly increased, debt collection was activated, finally ridding us of much long-term tenant debt, and most importantly, instead of being told at the end of the year that I should be fortunate that the project didn't activate a "cash call," I receive substantial checks in the mail on each project. The communities are producing the income that they are supposed to. When my construction and permanent lenders, city staff acquaintances, and even City Council members pro-actively call me to salute (and inquire about) the genesis of the improvement in the project's appearance, I need only tell them that I switched to UAH. It is the 3 or so CPA's, Mr. Clark's personal attention to each project, his monthly narratives, the comprehensive, advance monthly statements, as well as the adept staff that separate UAH operation from the others.
UAH has managed our apartment portfolio for ten years. They have been professional, courteous and diligent. The monthly reporting package they submit to us has an enormous amount of information that we use to evaluate a property's progress, along with a summary letter covering the high points. We have been very pleased with their ability to resolve problems and evaluate issues, involving us only as needed. For example, we recently had a hail storm hit one of our complexes. The day after the storm, we received an email letting us know that a claim had been submitted to the insurance carrier. Then UAH met the adjuster on site, obtained bids, oversaw the roofing work, administered the draws and let me know when work was completed. It was efficient, I was kept informed and gave approval when it was needed but it didn't consume our time. We consider our partnership with UAH a valuable asset to our real estate business.
We originally hired UAH Property Management Company as a result of one of our institutional partners. We wanted to use a large national property manager that we were currently using on some of our other properties, but our partner was having issues with the other management company and refused to allow us to hire them. Our partner suggested we interview UAH as UAH was doing an excellent hob for them on their portfolio in the South.
On our first meeting with Mike Clark we were very impressed with his no nonsense approach and agreed to hire UAH on the spot. We have been so please with their management philosophy on our LIHTC development that we have hired UAH for our market rate properties as well.
